🏠 Awaab’s Law: A Turning Point for Tenant Safety in the UK

From 27 October 2025, Awaab’s Law came into force — marking a major milestone in social housing reform!

Named in memory of Awaab Ishak, whose tragic death in 2020 was linked to severe mould in his home, this new law will require social landlords to fix dangerous conditions — fast.

🔹 Key duties under Awaab’s Law

  • 24 hours to investigate and repair emergency hazards
  • 10 working days to inspect damp or mould issues
  • 3 working days to share findings with tenants
  • 5 days to apply safety measures where risks remain
  • 12 weeks for major repairs — or alternative accommodation must be provided

These deadlines will become legally enforceable terms in all social housing tenancies.

🔹 Phased rollout:

  • Phase 1 (Oct 2025): Damp, mould, and emergencies
  • Phase 2 (2026): Fire, electrical, structural, and temperature hazards
  • Phase 3 (2027): All remaining serious risks

This reform means landlords must move from reactive maintenance to proactive safety management. For tenants, it offers long-awaited protection and accountability.

Here at Ventilation Surveys and Services we can assist in the assessment of ventilation performance to Social housing, we have in the past worked on many multiple demise premises with shared ventilation systems that if not correctly maintained will increase the risk of condensation and mould to demises, and also the fire risks that many of these systems present.
